By law, the vendor is obliged to give you a pack which includes documents such as the Written Statement (this explains your rights of occupation). We will look through this pack, as well as the Site Rules and Site Licence, to identify whether there are any issues of concern.
We will also runs some basic checks, such as to verify that the person selling is entitled to do so and that the right consents exist. If there are concerns, then we will set these out for you, either in a letter or verbally if you prefer.
We will also provide you with the forms that you will need to complete the purchase and give you up to 30 minutes of advice. If you need more time than this, then you can of course opt to buy more on a preferential hourly rate. All contact with the vendor or site owner is dealt with by you. Because we are only dealing with a review of the paperwork, we will be unable to help with transferring funds for the purchase on this package.
The cost of this service is £500 including VAT.
If you want someone to help manage the process of the purchase rather than just to review the papers, then we can do that for you.
In addition to the items in our basic package, we will take things a step further and liaise directly with the vendor from the outset and complete some additional checks. We will then deal with the paperwork that needs to be completed and arrange for it to be served as appropriate, guiding you through the transaction and dealing with the transfer of the purchase funds and site owner commission if needed.
The price for this is £850, including VAT, plus £50 for each funds transfer, to cover bank fees, if you want us to do that.
Sometimes it is a good idea to conduct checks on a home, such as whether there is the correct planning permission or if enforcement action is being taken. As well as dealing with the purchase as we would do with the Standard Package, we conduct basic enquiries of the local authority.
The cost of this service is £985 including VAT plus £50 for each funds transfer, to cover bank fees, if you want us to do that.
The search fees that we are charged will also need to be added and these vary from about £75 to £800 (including VAT), depending on the detail that you would like.
We can also operate on an hourly rate, so that you pay strictly for the time that we spend on the transaction.
This rate depends on the seniority of the lawyer dealing with the transaction and varies from £200-£300 (including VAT) per hour. We recommend that you only choose this option if you are certain that the work we need to do is going to be straightforward and all of the information needed is immediately to hand.
Please note that we have a minimum charge of £300, which will generally cover the compliance checks that we need to undertake plus around 30 minutes of work.
