We can help you in selling your holiday lodge and have a number of packages to try and simplify the process if you have a ‘licence to occupy’ from the site owner :

The Basic Package (£800 including VAT) covers the work of assisting you in putting together a pack of information for the buyer and advising you on the steps to take to complete the purchase. With this package, all communication with the buyer is done by you.

The Standard Package (£950 including VAT) covers the preparation of the documents and we will liaise with the buyer and the site owner on your behalf to complete the purchase, subject to the assumption that you will complete any negotiations that are needed. If you need us to negotiate on your behalf, we can do this but there is an additional charge which is based on the amount of time that we spend.

These are ‘fixed fees’ which are payable in advance and allow you to know what the total cost will be for the work that we agree needs to be done. Please note that any disbursements (such as fees payable to a local authority) need to be added to these figures.

If the home is on a lease, then our prices start at £1500+VAT plus disbursements. At the moment we regret that we are not accepting new instructions on lease arrangements and you should check whether you have a ‘lease’ or a ‘licence to occupy’.

In some cases, you may need to pay a commission (a proportion of the sale price) to the site owner. We can deal with the financial transactions if you need us to.

If you do not wish to use one of the packages above, we can also operate on an hourly rate, which depends on the seniority of the lawyer dealing with the work. Our rates run from £168 (including VAT) per hour through to £340 (including VAT) per hour and a typical transaction costs about £1200-£1500 including VAT for the equivalent of our standard package.
