Sometimes it is a good idea to conduct checks on a home, such as whether there is the correct planning permission or if enforcement action is being taken. As well as dealing with the purchase as we would do with the Standard Package, we conduct basic enquiries of the local authority.
This is a package that we suggest if you have any concerns about the home and whether, for example, there is likely to be any development nearby, if the park suffers from flooding or radon, or there are other issues of significance. In many ways, this package is similar to what you would use if you were buying a brick and mortar property, but you need to be aware that because there is no land ownership that goes with a mobile home, it does not cover issues that might relate to land ownership.
If you prefer to start on one of the lower packages and then move to this one, we can accommodate that for the difference in price.
The search fees that we are charged will also need to be added and these vary from about £75 to £800 (including VAT), depending on the detail that you would like.
What is not included ?
The fees above do not include work such as negotiation on price with the purchaser or having to repeatedly chase for missing documents. We will also charge you for any expenses that are incurred, for example any fees that may need to be paid to the local authority or bank charges.
Sometimes, there may be complications with purchases – for example if the owner of the site tries to block the sale or the home owner does not provide all of the information required, or the enquiries that we make show that there is a problem with the home. In these circumstances, we may charge an additional fee for the extra work that is involved. We will always let you know how much we expect this to be.
Our fees above do not apply to homes that are sold on a lease basis. This type of arrangement is very unusual and our fees start at £2,500 for this type of work, as it is more complex.
